Slow connections even with good upload and download speeds

Running verson 6.10.10.0 on a widows computer, i have 20mbps upload and down load on both host and viewer computers however have enormous lag and the file transfer is only 50kbps. If i could just get rid of the lag this would be any amazing solution for my work needs. Please let me know if there is a solution.
